Minimum plot criteria are URA's guidelines for new subdivision. Older plots can and do sit below them. Height is capped by URA envelope control at 12 m in a 2-storey area and 15.5 m in a 3-storey area, with any attic sitting inside that envelope. Checked against URA · 2 September 2026
