Resale, new launch, leasing and upgrading, across the island.
There are always other units. What moves a private condominium is stock on the market that month, the launch calendar, and how quickly you can act when the right one appears.
Existing private condominiums across the island: valuation, listing, viewings and negotiation. Most owners are also buying next, so the two timelines get planned together.
Developer projects, from the preview through to balloting and unit selection on launch day. The work is knowing which stack, which floor and which layout is worth queuing for.
Landlord and tenant side. Pricing to the current rental market, tenant screening, and the tenancy agreement handled properly.
The sequence matters more than the property: ABSD position, the sale timeline, CPF refunds and the loan. Getting the order wrong is the expensive mistake.

Generally not without approval. Landed residential property is restricted under the Residential Property Act, and a foreign person, which includes Singapore permanent residents, has to apply through the Land Dealings Approval Unit at SLA, with approval granted by the Minister for Law. Yes. Leasing for private condominiums and landed homes, both landlord and tenant side.

One question at a time. It takes about a minute.
So the numbers are drawn from the right comparables.
An estate, road or district is enough — no unit number needed.
Timing changes the advice more than anything else.
